Pest Control: What You Need to Know 

At Arawak Walton, we want all tenants to live in clean, safe, and comfortable homes. If you experience a pest problem, we’re here to help. This page explains what to do, who is responsible, and how we work together to keep your home pest‑free.

Reporting a Pest Problem 

If you see pests in your home or communal areas, tell us straight away.
We will:

  • Arrange an urgent inspection
  • Explain who is responsible for treatment
  • Provide a plan and timescales
  • Keep you updated until the issue is resolved

In serious cases, we may discuss temporary alternative accommodation while work takes place.

Who is Responsible?

Arawak Walton will deal with pests when:

  • The problem is caused by a repair we are responsible for
  • Pests enter due to issues in a neighbouring empty property
  • A tenant’s circumstances mean they cannot reasonably arrange treatment
  • The pests are in communal areas (free emergency callouts included)

Tenants are responsible when:

  • The issue is inside your home and not caused by a landlord repair
  • Waste or household conditions have contributed to the problem

If the issue is your responsibility, we will still support you by:

  • Providing advice and information
  • Signposting you to the local council’s pest control service
  • Helping you make a simple action plan to prevent re‑occurrence

 

How We Prevent Prest Problems 

We help reduce pest issues by:

  • Inspecting communal blocks every month
  • Responding quickly to repeat reports
  • Keeping buildings in good repair and sealing entry points
  • Sharing advice through newsletters and online updates

You can help by:

  • Disposing of rubbish correctly
  • Keeping food sealed and stored safely
  • Reporting repairs or pest sightings early

Working With Others

If pests are linked to a neighbouring property or an external issue, we will:

  • Contact the property owner
  • Work with the local council
  • Follow up until the issue is resolved

We treat all tenants fairly and will always consider individual needs or vulnerabilities when dealing with pest issues.
